Justine Sterling Design renovated a split-level house in Needham. The contemporary update shines most brightly in the airy kitchen. The neutral, patterned upper cabinets in a cool melamine complement to the rift cut oak, espresso-stained lowers, and island. Both the island and counters are dressed with Caesarstone countertops. The kitchen opens to a dining area with a sculptural wood table that comfortably seats six. In the adjoined living room, the homeowners gather around a fireplace with a broad, stone hearth, and a minimal steel mantel. Design New England covered the work Sterling did on her own home in the Boston suburb of Melrose. The New England colonial is a melange of natural and reused materials. Hardwood floors rose to the surface when Sterling and her husband, a graphic designer, took up outdated terra cotta tile. The dining room features a wood-frame chair wrapped in recycled seatbelts, a cowhide stool, and a long, wood bench. A broad dining room table anchors the disparate seating. Throughout the home, photographs of fauna and landmarks from Sterling’s native South Africa recall her life in Capetown.

Klein dug into a first-time homeowners’ art collection to reinvigorate their three-bedroom home in Boston. House Beautiful examined the project, which brought splashes of blue in varying shades to a mid-century spread. The living room’s navy walls play host to colorful paintings, a bright rug, and seating in leather and velour. The bedroom is a tranquil oasis, with a simple, four poster bed with an upholstered headboard. White bathroom tile was an opportunity. The tiles and glass shelves recede into intricately patterned, blue wallpaper. The kitchen, thankfully, was not spared its share of cerulean touches. The skyblue island has seating for two at leather, mid-century modern stools. Open shelving adds storage without visually closing the space. A traditional and sizeable wood dining table and hutch look vibrant and warm against new, Eames-style dining chairs. The front room, with its plentiful natural light, got a dedicated homework space. Gray walls bring to life the crisp white trim and brick fireplace surround.

Interiors Magazine noted the Elms Interior Design transformation of a 2,400-square-foot apartment near Beacon Hill. The unit in an early 20th-century townhouse had lost much of its original charm in a contemporary update. The firm’s redesign brought back the unit’s character, and then some. Extending the original architectural panels brought the classical feature to the foreground. A dramatic palette of grays and blacks is welcoming, paired with the living room’s custom velvet sofa and an angora shag rug. The high-gloss trim and steel fireplace hearth are anachronisms, but their gleam in the sunlight lends the room a cheeky glow that just works. In the kitchen, Elms Interior Design resized the marble, waterfall-edge island to accommodate a breakfast banquette and table. The island is still a centerpiece under two, brass dome pendants. Elsewhere in the home, handpainted wallpaper and indoor-outdoor upholstery make for a refined, luxurious space that can stand up to a young family. The firm also revived a two-bedroom condominium in Back Bay. A plain wall became a feature with the addition of a travertine-wrapped, floor-to-ceiling hearth. They enlisted Herrick & White Architectural Woodworkers of Rhode Island to craft a coffered ceiling for the home.

About Elza B. Design

Barbara Elza Hirsch is the founder and principal behind the Concord interior design practice Elza B. Design. The French-American studied at Ecole Supérieure des Arts Graphiques and Sorbonne Nouvelle University in Paris, France, obtaining degrees in fashion design, illustration, and comparative literature. Since she established Elza B. Design in 2007, the firm’s work has appeared in The Boston Globe, Rooms magazine, New Old House, Boston Magazine, and New England Home. They have also won the Grand Prize for Overall Excellence in Design and the small bath category Excellence in Design honor from the Designer Shine Awards. After 20 years in their Cambridge home, a family enlisted Elza B. Design to reconfigure their traditional first floor. The 1890s layout worked against the family’s lifestyle, but with deep community ties, a move was out of the question. Working with Morse Construction, Hirsch changed up the 815-square-foot story so the homeowners could enjoy the space without giving up its historic charms. Replacing a load-bearing wall with a beam opened up the living room and readied the space for new maple floors. Transitional furniture pieces in soft neutrals and greens further bridge the home’s past with the family’s present. A designer of whole homes and smaller spaces, Elza B. Design has also redesigned a master bath in a 19th-century farmhouse. The room got an elegant and unpretentious makeover. The project was featured in New Old House magazine.

In the master suite, cream-colored wall and carpeting make the wood, coffered ceiling the focal point. A butter yellow loveseat and ottoman punch up a sitting area shaped by two traditional, wood-frame scroll chairs. The color is even warmer bathed in the sunlight that glows through floor-to-ceiling sheers. The palette in the kitchen plays off of the natural light pouring through a tall window. A mosaic tiled backsplash extends up behind a contemporary glass and metal range hood set between cream, shaker-style cabinets. Catherine & McClure Interiors designed a comfortable place to enjoy the view for an oceanside property outside of Boston. Drawing on the West Coast style of indoor-outdoor living, the firm was careful to choose a small range of colors and pieces that would carry the design without distracting from the vista. The living areas are furnished with pieces of upholstery in solid shades of green and lilac, complemented by splashes of subdued patterns in similar tones. Two ivory chaise lounges point to a wall of windows facing the sea.

Adams + Beasley Associates brought their design-build skills to a two-story, 4,000-square-foot unit in Beacon Hill. Carefully selected and installed finishes set the elegant penthouse apart from the rest. Playing off of the steel, wood, and glass of structural balustrades, the firm installed a wet bar with a backlit, onyx backsplash and a Calacatta marble-topped counter. The bleached walnut cabinetry is among other warm woods spread throughout the house. Just northeast, in Back Bay, the firm renovated a historic brownstone. The European oak parquet floors were restored and framed with period-specific trim. Period light fixtures and stained glass complete the refined look of the classical building. Adams + Beasley Associates also removed any design elements that had accumulated over the years that conflicted with the home’s origins or evidenced unskilled work. The ultimate showstopping feature is a solarium framed in dark, polished mahogany and lit by a stained-glass skylight.

Instead of altering the footprint of the existing structure, the firm opted to add height to the property, increasing the square-footage with a two-story addition. The addition’s vaulted ceilings create space for full-height windows and french doors to the terrace off of the ocean-facing master suite. Down the new, spiral staircase, a mezzanine overlooks the double-height family room. Interior white cladding brightens the home and complements the shingle wrapped exterior. What began as a partial remodel in Chatham evolved into a full home rebuild when Architectural Design, Inc. encountered limitations in the original structure that would prevent the homeowners from creating their dream home. The result is a coastal bank residence with a timeless design. The home’s traditional features include a shingled exterior, a grand front entrance, and an interior spiral, wood stair at the center of the home. Amenities like the master bath, which sees a glass-tiled spa tub set back under a generous arch and lighting tucked into crown molding, add a contemporary touch.

The renovation of a home in Newton earned Cutting Edge Homes a Contractor of the Year Silver Award. Besides redesigns of the exterior and interior — which included upgrading the home’s kitchen, bathrooms, roofing, and mechanical infrastructure — the firm increased the property’s square footage with a 16-foot x 36-foot, single-story addition. Cutting Edge Homes was also able to fulfill the client’s desire for a grand entry to the home while staying within proportions appropriate to their neighborhood. Another full home renovation, this time in West Newton, called for the redesign of a more than 100-year-old home. The plan centered around reorienting the kitchen and family room to create a warm living space for a growing family and their guests. The team relocated a service kitchen in order to add a connection between the family room and the yard, all without making changes to the original, exterior structure. A terrace off of the master suite and a stone patio add to an indoor/outdoor lifestyle.

President Peter Feinmann established Feinmann Builders in Somerville in 1987, originally working out of his own home. The update of a Tudor in Newtown earned Feinmann a Gold PRISM Award Gold for Best Remodeling/Restoration Under $250,000. Without changing the exterior footprint of the home, Feinmann reorganized the floorplan for more open family space and room for cooking and entertaining. In the kitchen, the firm employed stainless steel appliances, Galaxy granite countertops, and vertical grain cabinetry to create a warm and modern aesthetic. The peninsula is stepped to provide surfaces for kitchen prep and homework, though the adjacent study has also been fully updated. Feinmann completely renovated a condominium in Beacon Hill. The redesign hinged on a new layout, which connected the once cordoned-off kitchen with the living and dining rooms. The kitchen is now brightened by skylights styled to blend with the original architecture. Where the kitchen had been, the team was able to add an additional bedroom and bathroom. All of the existing bathrooms were upgraded, including the master with its glass-enclosed soaking tub. Per the client’s request, builders also added a guest bedroom-cum-meditation space in the style of a Japanese Tatami room. The project earned Feinmann an Eastern Massachusetts NARI Gold Contractor of the Year award for Residential Interiors.

Longfellow Design Build converted a historic carriage house off of Shore Street in Falmouth. The red-shingle structure was originally built in 1895 by Boston dry goods magnate James Beebe. The firm carefully restored the building’s red brick facade and remapped the interior layout, with its 6,547 square feet of space. The five-bedroom, five-bath house hit the market at more than $2.9M. A quarter-mile from Falmouth Harbor, Longfellow Design Build created a new home with traditional charm. On the ground floor, an open-concept kitchen with stainless steel appliances, quartz-topped counters, and a center island has plenty of room for entertaining and cooking large, family meals. This 7,246 square foot Colonial mansion was constructed in 2011 by MLB outfielder Carl Crawford during his unexpectedly brief tenure with the Boston Red Sox. The newly built five-bedroom, six-bathroom mansion in Wellesley included a game room, batting cage, and full home theatre. In a turn of fate, Crawford’s contract was purchased by the Los Angeles Dodgers midseason and the home was suddenly put on the market. The challenge suddenly became how to adapt this custom home to a proper family dwelling –now home to several small children.
NEDC and David Supple designed a custom home addition entrance that would step down as a gradual transition from the interior living spaces of the home into the tranquil sanctity of the landscaping while acting as a warm receipt point for guests and family entering the home. A custom upholstered banquette provides for a variety of functions from casual dining, and work from home to children’s play. The custom addition while smaller than the initial home construction footprint plays a prominent role in visitors’ initial view of the home. The barrel copper roof is a striking design feature and in keeping with the traditional Boston architecture of the home, reminiscent in a way of the Massachusetts State House–elegant yet warm and inviting. The cantilevered exterior roof is a rich mahogany.

As one steps into the home, the beautiful curved plank ceiling is highlighted by a stunning light fixture reminiscent of a starry constellation. The stone parquet floor tile is elegant and lends beauty to this transition space as one enters the home. Tall windows fill the exterior walls, flooding the interior with natural light and giving one a glimpse of the external beauty and tranquility the property affords.

Declan Keefe, LEED AP, CPHC, established the firm, which now employs a staff of about 7 designers, project managers, and carpenters. A Placetailor remodel project, Thornton Manor is a townhouse notable for its aesthetic and its efficiency. The Roxbury home offers three-bedroom units with open floor plans, master suites with custom baths, and custom milled details that add traditional charm. Exterior white cladding blends the structure into its Highland Park neighborhood surroundings, while one volume wrapped in a medium gray nods at the more contemporary interior. A wraparound, natural wood deck is topped with a pergola to shield the homeowners from direct sunlight. Despite the home’s comfortable spread, heat recovery ventilation and triple-glazed windows will reduce energy consumption by up to 80 percent. In nearby Jamaica Plains, Placetailor converted a century house into an eco-conscious, family home. The abandoned structure, which was previously a corner store, required major changes to its layout. The home is eye-catching with aluminum and wood exterior cladding in complementary tones. Inside, bleached wood ceilings and matte black floors intensify the contrast. Some of the home’s most impressive features, though, aren’t visible. The air-to-water heat pump generates heat and hot water without a traditional furnace, helping the home to maintain a comfortable temperature even in the New England winter.

Polhemus Savery DaSilva Architects & Builders was founded in 1996 by Peter Polhemus, AIA, when he left his position as lead architect with a local firm to partner with their chief of construction in their own venture. Polhemus Savery DaSilva Architects & Builders earned a Bulfinch Award and a Gold BRICC award for their Champlain’s Bluff project. The 6,900-square-foot house combines the aesthetic of an English cottage with contemporary comforts and its seaside setting. The center of the house is oriented toward the waterfront, with two wings extending on angles from the main house to capture harbor views and changing daylight exposure. The property opens on a winding driveway through a generous garden up to the front of the house. Inside, the homeowners enjoy a library and a formal dining space, and the outdoor patio is framed with pools and terraces. Polhemus Savery DaSilva Architects & Builders also created the 2016 Boston Magazine Design Home, a 4,427-square-foot house framed by a columned front porch and an oceanfront deck. The home — which was used to host fundraising events and was later put on the market — helped generate more than $80k for Boston Children’s Hospital. Fine details, like porch brackets and shutters with a pine cone motif, respond to the woodland setting and complement the shingle-style design.

Stack + Co. revived an 1826 townhouse in Beacon Hill. Collaborating on the design with neighborhood firm Frank McGuire Architects, the team brought major upgrades to the reproduction Georgian-period home. The modernized kitchen places white, Shaker cabinets and stainless steel, chef’s quality appliances against a backdrop of custom, black walnut flooring. Subway tile backsplashes and glass shelving add a refined air to the traditional setting. The master suite is an equally nuanced environment, with arched entries to the bedroom and dressing room, and seamlessly integrated casework. In the suburb of Wellesley, at 17 Caroline Street, the firm completed a custom build in a decidedly contemporary vernacular. The flat-roofed, steel and wood frame home consists of two stacked volumes. The lower floor is mostly opaque on the public-facing side, while the back wall features floor-to-ceiling glazing and a view of the lush property. The upper floor, with its more private living spaces, is wrapped in wood cladding and set back windows that allow the homeowners to take in the view without being seen or overwhelmed with glaring sunlight.

Pictured below is Havas/Arnold Worldwide Boston Headquarters for which the Sasaki team employed two concepts. The first, the stitch, links the north and south sides of expansive floor plates, tying together old brick, terra cotta, and steel with glass, concrete, and technology. The reuse of found materials—old railings as marker trays, radiator grilles as light fixtures, reclaimed wood for stair treads—and restrained use of new materials speaks both to the agency’s dedication to authenticity and to its mission of sustainability. The second concept, the vortex, creates a vertical circulation and collaboration core from the roof skylight to the lowest level, anchoring common amenities around central staircases.

Cambridge Seven Associates is responsible for the Four Seasons Hotel and Private Residences, a curved, glass-clad, LEED Silver high-rise five-star hotel with full amenities on the lower floors and luxury condominiums above. The tower’s residential units feature operable bay windows reminiscent of the area brownstones but articulated in a new 21st-century expression. The building’s unique form allows separate and private access for residents and hotel guests; the lobby, café, and restaurant enliven the adjacent streetscape.

Handel Architects is an architecture and planning firm with a long reach and an expansive portfolio. President Gary E. Handel, FAIA, founded the firm in New York City in 1994. Though technically one tower, the massing of the building splits into two as it rises, and each form is treated differently on the skyline. Winthrop Center will be over 1.8 million square feet of residential, office, and retail space, designed to LEED Platinum standards. The office component of the project will be certified Passive House, the most rigorous energy efficiency standard in the world, making Winthrop Center the largest Passive House office building in the world.

Arrowstreet is an award-winning architectural and design firm of over 95 architects, interior designers, planners, and graphic designers. Arrowstreet’s experience in the retail market varies from boutiques to mixed-use developments. One of its most impressive projects is Congress Square in downtown Boston. Prominent features of the design include a new elevator core being built in a former light well, enabling a more open floor plate with expansive sightlines. A dynamic custom curtain wall addition offers seven additional floors of office and amenity space, and a custom-designed, sculptural fiber-reinforced plastic provides a unique depth and texture as it floats above the existing cornice line. These new features carefully integrate with the existing cityscape, preserving the historic quality of the original buildings’ classic architecture.

Bruner / Cott & Associates’s commitment to delivering architecture that reflects a region’s history is embodied in the Landmark Center which was originally built in 1929. The new design cut two six-story atria into the structure, creating a “figure-eight” floorplan and filling the space with natural light. Yellow brick and Indiana limestone set the background for the new atria, interwoven with materials original to the building. The six upper floors are now offices with 80-foot deep floor plans. Below, big-box stores at ground level reinforce an active streetscape. An eight-theatre multiplex is in a new wing, rebuilt entirely from the ground up.

The concept for the design was to create a glass extension that appears to float above the ground, allowing visitors to see within it the 110-year-old replica of a 15th-century Venetian palace that is the original museum. Merge worked with Ten Percent Happier, a web-based company focused on teaching self-improvement through guided mindful meditation, to create their new Headquarters in downtown Boston. The existing footprint is divided into two main spaces by a thin hallway, which naturally buffers the front-of-house that supports communal and meditation programs from the private back-of-house, which consists of open office, meeting rooms, podcast recording rooms, and breakaway lounges. The sculptural, spur-shaped meditation room was designed to expand and contract in response to shifting meditation group size, type of meditation, and time of day. An acoustic fabric wall system conveniently opens, closes, and shapes the space as required.
